Mundijong has been acknowledged as a major corridor for future urban development in Perth’s south.

The latest report from the Urban Development Institute of Australia WA (UDIA) continues to highlight Mundijong as one of the priority growth corridors for Western Australia.

The Metropolitan Region Scheme has classed Mundijong as urban since 2006 and, additionally, the Western Australian Planning Commission’s South Metropolitan Peel Sub-Regional Planning Framework has identified adjoining land as urban expansion.

As Australia’s third fastest growing local government area, with annual growth tracking at 4.58%, the UDIA WA’s report reflects the reality of the Shire of Serpentine Jarrahdale’s role as an essential urban expansion area.

Mundijong has received substantial attention among urban planners in recent times for its proximity to Kwinana port complex, the planned Westport infrastructure projects, Henderson precinct and industrial investment in surrounding areas.

According to the report, it is believed this will put significant pressure on the local housing market. In order to accommodate growth and support a local workforce, significant new housing supply will need to be made available in the next five to ten years.

The report further emphasises the continuing need for essential power, water, sewer and road infrastructure to safely support this growth.

The UDIA WA’s 2026 Growth Corridors Infrastructure Requirements Report further underscores the research it has done in identifying the critical role Mundijong will play in response to accommodating workforce demand linked to major employment hubs including AUKUS, Westport and the broader Western Trade Coast, due to its strategic location.

Shire President Rob Coales said this recognition complements the ongoing advocacy, planning, and collaboration by the Shire with industry and State stakeholders.

“I am extremely pleased to see Mundijong and the Shire of Serpentine Jarrahdale continue to receive this recognition by UDIA WA after extensive stakeholder engagement,” SJ Shire President Coales said.

“As one of the leading growth local governments in not only WA, but the entire country, reaching over 40,000 residents and more than 400 babies born last year in Byford alone, we must ensure we have the infrastructure to support the growth we are seeing. This report provides further evidence of that need.”

President Coales confirmed the Shire is progressing a draft Mundijong Precinct Structure Plan (PSP) to guide the future development of the town centre and support the coordinated growth of the wider Mundijong area.

“The PSP focuses on the Area F1 precinct, which includes the existing town centre and historic grid. This establishes a clear planning framework to manage land use, infrastructure, and development outcomes across multiple landholdings.

“By bringing together prior strategic planning work and aligning with State planning requirements, the draft PSP will provide a coordinated approach to delivering a future civic and governance precinct. It is designed to support a balanced mix of housing, commercial activity, community facilities and employment uses, ensuring Mundijong can evolve in a structured and sustainable way while meeting the needs of its growing community.

“We look forward to continuing to work closely with our partners to deliver the infrastructure needed to support sustainable growth and a diverse range of housing options.”

UDIA WA CEO Tanya Steinbeck agrees that enabling infrastructure in Mundijong will catalyse thousands of much-needed new homes.

“Given the evidence that infrastructure planning, funding and delivery is crucial to getting much needed land for housing development ready, this report is basically a blueprint for getting more housing to the market in key locations including Mundijong,” Ms Steinbeck said.

UDIA WA has noted that the 2026 WA State Budget allocated further funding for infrastructure under the Housing Enabling Infrastructure Fund (HEIF), including for Western Power and Water Corporation projects in Mundijong, thus expanding prospects.

Parcel Property General Manager, Jeremy Cordina, echoed Ms Steinbeck’s comments.

“Parcel Property welcomes the recent UDIA WA Perth and Peel Region Growth Corridors Infrastructure Requirements Report naming Mundijong among its key growth corridors requiring Immediate Priority Enabling Infrastructure,” said Mr Cordina.

“Demand for new housing continues to increase, especially in key growth corridors such as the South Metropolitan Peel Sub-Region where our Mundi Estate is located. Funding the infrastructure packages identified in the report are crucial to unlocking land for housing supply in these corridors, and Mundi Estate residents would be among those to directly benefit.”

In addition to upgrades currently in progress, the report identifies enabling infrastructure as the key to unlocking this growth, with approximately $95 million in ‘first mover’ investment required for power infrastructure upgrades, including a new zone substation, water distribution mains, wastewater pump station and pressure main infrastructure.

According to the report, the median new house and land package price for SJ, as of January 2026, sits at approximately $750,000. The median Perth price, as of the same time period, is $870,000.
