An unsuspecting town in the Shire of Serpentine Jarrahdale has been pinned as a key location to increase Perth’s housing supply in the new State Budget.

As part of the 2025-26 budget, the State Government has allocated $101 million through the Housing Enabling Infrastructure Fund to fast-track water and energy infrastructure to bring a total of 33,000 home lots to the market sooner, with Mundijong being a key area to receive the housing boost.

Of the more than $100 million, $14.5 million has been allocated for upgrades to the electricity network in West Mundijong, while $14.3 million will be used to improve network capacity in the Mundijong and Byford areas to support the development of new housing.

Energy and decarbonisation minister Amber-Jade Sanderson said building optimal power infrastructure was essential to improving WA’s housing supply.

“Power infrastructure is critical to unlocking new affordable housing,” she said.

“Our government remains acutely aware of the challenges renters and aspiring homeowners face, and we are prioritising strategic projects to bolster affordable housing.”

In addition to the network upgrades, $5 million has been allocated for Stage One of the Jarrahdale Trails Centre to provide a new hub for the trails tourism industry, $17.1 million for new Kargotich Road roundabouts, and $1.5 million to deliver a new walk and cycle path leading from Serpentine town centre to Serpentine National Park.

Member for Darling Range Hugh Jones said the investments would help the Southeast Perth community.

“It’s an exciting time for our community,” he said.

“In recent months we’ve seen safety upgrades completed on Soldiers, Kargotich and Orton Roads, and the opening of the state-of-the-art Cardup Fire Station.

“Construction is about to start on a new $42 million Health Hub in Byford, and the State Government-funded Keirnan Park Recreation and Sporting Precinct in Mundijong. Work is underway on the new Pump Track and Stage 2 of the Skate Park in Byford, and significant upgrades at Byford Secondary College and Roleystone Community College are also progressing well.

“And I can’t wait to catch the train from the new Byford Train Station to Optus Stadium to see AC/DC in December.

“I’m proud to be part of a government that’s standing up and delivering real support for our fast-growing community.”
