The Real Estate Institute of WA’s (REIWA) latest report said Armadale and Camillo are some of the most affordable suburbs in the state.

According to REIWA’s 2025 top 10 most affordable suburbs to call home report, Armadale ranked fourth on the list while Camillo ranked 10th.

REIWA said the median house sale price in Armadale was $570,000 and $600,000 in Camillo.

“Camillo is a family-oriented suburb in Perth’s south-east, with schools, parks and sporting facilities scattered throughout,” REIWA said.

“The upcoming reopening of the Armadale line will add to its appeal, making the trip to the city much easier.

“Many of its homes sit on larger blocks, giving families the space to spread out or plan future extensions.”

REIWA said Armadale was the heart of Perth’s south-eastern corridor.

“It combines major shopping centres, schools and community facilities with national parks, orchards and walking trails close by,” the REIWA report said.

“With its mix of lifestyle and affordability, the suburb continues to attract first home buyers, families and investors.”

According to the latest census data from the Australian Bureau of Statistics, Armadale’s population was 94,184.

The City of Armadale said its estimated 2025 population was more than 109,000.

“The population is expected to grow to 145,843 – an increase of 33.12 per cent making it one of the fastest-growing regions in Western Australia and the country,” the city said.

“On average, 11 people move to live in our city every day.”
